Carreker Corporation, a global provider of comprehensive software services for the financial industry, engaged The Amend Group to assist in securing space for its Dallas, Texas corporate headquarters. Carreker’s current lease would expire in five months, allowing very little time to secure reasonable renewal rates. Carreker was operating from a Class A location along the Dallas North Tollway and required comparable space in a new location if their existing lease was not renewed.
Outcome
Meeting established budget constraints, The Amend Group secured space that conformed to Carreker’s corporate image and The Amend Group Consulting was able to secure space in a timely manner. Focusing on Class A options, preferred buildings were quickly determined. The Amend Group negotiated with both the relocation alternative and Carreker’s current facility. Carreker eventually chose to relocate because the facility was newly completed construction.
The development of office standards was achieved through The Amend Group’s strategic programming services that were performed simultaneously with site selection. The Amend Group met with department heads for input and then reported and analyzed the information to determine the amount of space needed, departmental adjacency requirements and future growth projections. Though strategic programming can be a long process, The Amend Group’s integrated system enabled communication with the entire team while other components of the transaction continued unimpeded.
In order to achieve the desired occupancy date, space planning and construction drawings were completed before the lease was signed. This was necessary because only 60 days remained once lease negotiations were complete. The Amend Group provided two full floors in shell condition and was able to complete the construction within the 60-day time frame.
