The Amend Group (TAG) provided lease negotiation, design, construction and overall project management for new office space for Smith, Frank & Partners (Smith Frank), a financial consulting firm located in Dallas, Texas. The project included 6,226 of rentable square feet of space located at One Lincoln Centre at the southeast quadrant of the intersection of I-635 LBJ Freeway and the Dallas North Tollway.
TAG was engaged to analyze Smith Frank’s existing lease at Dominion Plaza in Far North Dallas, and investigate the potential for restructuring their lease, reducing the amount of space leased and redesigning a major portion of the premises to accommodate its operations. The landlord was unwilling to meet the needs of Smith Frank to remain in its existing space, so the effort to find a suitable building to relocate to was initiated. Following an extensive market evaluation, analysis of proposals and conducting negotiations with multiple options, Smith Frank made the decision to relocate its offices to One Lincoln Centre. TAG performed extensive programming to optimize the office and workstation sizes in consideration of several candidate buildings. Early analysis identified that the project would require re-use of as many existing offices as possible in order to maximize the design features and maintain a limited tenant improvement allowance. In addition, constructability analysis was performed on each of the candidate buildings to determine which building provided the most efficient use of the tenant improvement construction allowance.
Using the information prepared in these analyses, TAG facilitated the signing of a new long-term lease that included significant free rent, parking concessions and sufficient tenant improvement allowance to design and construct the space as approved by Smith Frank. The new space was designed and constructed to improve workflow efficiency, meet Smith Frank’s latest requirements, and refresh their image, while using existing furniture, artwork and equipment. The design intent was to provide a unique professional office setting that would be functional, efficient, and appeal to both customers and employees. The result is a sophisticated and classy design using warm green and mocha colors with clean simple lines throughout the space.
One of the highlighted features is the entrance lobby with elliptical shapes, plasma screens and a variety of wood, glass, granite and carpet that combine to create interest and intimacy. Long hallways feature framed drywall extensions painted with accent colors to highlight artwork and create additional interest.
TAG’s Project Management team provided a single point of contact during all phases of the project and assured smooth transitions between the leasing, design, construction and occupancy phases. The project was completed on schedule and within the negotiated tenant improvement allowance.
